What is Softwash Solution?
Softwash Solution is a fully licensed, powerful “Professional Use Only” Biocide which gives a soft and gentle treatment that kills organic growth and disinfects without damaging surfaces or the environment. The high quality active ingredient of 50% DDAC content is the maximum strength government approved Biocide available on the market. It has the benefit of a low environmental footprint and biodegrades quickly. Once dry, the Solution is PH neutral and safe for your pets.
How Does Softwash Solution Work?
Let’s go back to school and have a quick look at the science.
Softwash Solution Biocide works by puncturing the cell wall of the live biofilm, killing the organism down to the root. The organism dies and will eventually disappear leaving a surface that is fully disinfected and so will giving longevity of clean time and value for money.
Anecdotally, after treatment the surface can look noticeably worse, a darker red or green perhaps.
This is the Solution doing it’s job. Once organism cells are punctured, they may release beta carotene and chlorophyll; essentially they bleed then die. However, over time the staining will begin to lighten and will eventually disappear.
The most frequently asked question from customers is: “How long will it last?”
The Softwash Solutions treatment, although not instant, gives proven longevity against power washing alone or aggressive, often unlicenced, chemical treatment. A maintenance program of treatment will help keep the surface permanently clean, providing a long term solution.
How is Softwash Solution Applied?
In most cases direct chemical injection is used. This eliminates human error and the risk of Professional Strength Biocide being sprayed above maximum regulation. Normally, the solution is applied from the ground using long reach equipment.
- Direct chemical injection eliminates the need to mix chemicals on site.
- Where there is heavy contamination it may be brushed in.
- For high rise buildings, only high access licenced operatives can apply the solution.

How Long does it take to work?
Cleaning time frames will depend on the type of biofilm and the biological load present on the surface being treated. For example, red staining: the algae known as Trentepohlia can take approximately 1 week and green algae/Mildew can disappear within 24 hours. Black moulds/fungi like Aspergillus Niger will take longer and, although the growth will be killed and the growth cycle halted, any residual staining may need further treatments/rinsing.

What are the advantages of soft washing?
The low-pressure cleaning used during the soft washing process reduces the chances of damage and water penetration into the structure being cleaned. By killing the cause of the problem at a molecular level you can also expect the property to stay cleaner for longer.
When can soft washing be used?
Soft washing is a very effective method of cleaning surfaces such as roof tiles, walls, cladding, render, and other more sensitive surfaces. It is also great for pre-treating a patio that has black spots or deep green staining, pressure washing alone often will not remove these extra stubborn marks.
Why soft washing?
When cleaning some external surfaces such as roof tiles there is the danger of damaging the tiles by using high pressured cleaning.
Soft washing only cleans the moss and dirt off the surface of the tile by using a calculated mixture of chemicals which are sprayed by low pressure onto the affected area. This can then be washed off after the chemicals have killed the moss, dirt, and algae. Water alone during pressure washing would not be able to kill off moss and algae and even if a roof tile looks clean after pressure washing the surface, moss and algae have living spores which can remain behind. Organic growth is likely to reoccur and grow back in just a matter of weeks.
